About This Exterior Stairwell Restoration Project
This project involved the complete restoration of a seven-story exterior commercial stairwell at a multi-story building in the Greater Tampa Bay area. What the Restoration Process Involved

Step 1 — Surface Assessment The stairwell was inspected top to bottom for rust penetration depth, concrete spalling, loose coatings, and any structural cracking that needed addressing before painting began.
Step 2 — Rust Treatment All rusted metal surfaces — including stringers, risers, handrails, and connection plates — were mechanically cleaned using wire brushing and grinding to remove loose rust and existing failing coatings down to clean metal.
Step 3 — Concrete Crack Repair Damaged concrete surfaces on the stair treads and landing pads were repaired with appropriate patching compounds before any priming began.
Step 4 — Primer Application A rust-inhibiting primer was applied to all metal surfaces. Priming is a non-negotiable step on any exterior metal surface in Florida — skipping it is the single most common reason exterior metal coatings fail within 12 to 18 months.
Step 5 — Oil-Based Enamel Topcoat An oil-based enamel topcoat was applied as the finish coat.
