How to Prep a Commercial Building
When painting any surface at Paint Blue we concentrate on the prep as our top priority. When you prepare a surface correctly, a paint job in Tampa can last for many years without issues. However, poor preparation can cause even the best paint to peel within weeks of completion.
Thorough Power Washing:
Paint Blue takes pride in power washing by using commercial grade pressure washers, we can run them at their maximum capacity reaching every section thoroughly washing down all surfaces from the top to the bottom. Furthermore, we analyze the surfaces for mold and or mildew. If we detect mold or mildew, we rinse the surface with a Simple Green solution to eliminate growth and remove remaining dirt.
Aggressive Scraping:
- Sealing/priming: We apply a full-body primer to new concrete, wood, or unpainted stucco. For repaints, we apply a sealer or surface conditioner. This coat locks down chalky surfaces and creates a strong bond for the new topcoat.
- Patching: You should also inspect the building for holes, cracks, and failed caulking. We use elastomeric patch on most hairline cracks and small holes. It is important to prime the building first before applying the patching product as this will give it something solid to bond to. At this phase we will review the caulking around windows, doors, and expansion joints. We typically re-caulk as needed all lightly cracked caulking. This depends on the scope of work agreed upon, we can also go a little deeper removing and replacing completely.
- Painting: Always work with an expert paint manufacturer representative. They will provide a detailed specification report for each building. Typically, the topcoat will be applied with an airless sprayer and then back rolled for optimum penetration and coverage. Depending on the color a second topcoat will be needed for ideal color coverage.
